Statistically, the #1 reason home sellers don't attempt selling by-owner is because they are intimidated by the legal paperwork. It's no wonder. The last memory of every sellers transaction when buying their home was signing their name dozens of times on a stack of paperwork about an inch thick! One of the biggest surprises for our clients when they sign up is that the average transaction only requires 7 or 8 pages of legal paperwork for the title company to move forward to closing. One client who signed up this month who stands to save about $7,000, indicated if an agent was to be involved, they would make $1,000 per page! Sadly, about 41% of all homeowners cite the legal paperwork as the primary reason for hiring an agent to handle the transaction.

Having our clients' purchase agreement written by The Nice Law Firm will help ensure accuracy and peace of mind for both buyers and sellers of a home transaction. Home sellers will complete an information work sheet that we provide, and The Nice Law Firm will transfer that information in the form of a finished contract that will be emailed or faxed back by the end of the next business day.
For this issue, we're also debuting new simplified home selling packages. We've put a lot of time and thought into these decisions to better serve our clients. In today's day and age, everything seems to be overly complicated and our packages were no exception. Since we've got home selling down to a science, we want to | convey just how simple selling can be, by simplifying our marketing packages. Over the years, we have modified our marketing packages in an effort to find the perfect balance of services provided with great value. We're very excited to unveil our new simplified home selling packages that now include more than we've ever offered before.
Previously, our packages were difficult to comprehend exactly what was included, and what the differences were between them. We've now gone from four different packages, down to one. Our base package, previously called our "Silver" package, includes everything you need to sell your home. It now includes unlimited flyers, up to 20 photos on our website, and the purchase agreement will be written by The Nice Law Firm! Perhaps the best part is that we did all this without raising prices! Not even a nickel. For those clients who want additional exposure, we now offer a $250 upgrade to the base package called the "PowerSell" option. This replaces our "Gold Package." The PowerSell upgrade doubles the ad size in the magazine from 1/6th page to 1/3rd page, provides a 45 day featured listing on ByOwnerPros.com, and a cover spot in the next issue of the magazine.
The MLS package we offer has also been simplified. Due to two different rule changes over the last year, we were forced to rethink the MLS add-on package to comply and ensure our clients get the same MLS features as any full service agency. Our discount MLS package is now a straight 4.5% commission at closing. One package, simple and neat.
